Types of Loft Conversions

  • Velux Conversion - The most cost effective conversion limited to within the roof line allowing huge amounts of natural light into the room
  • Hip to Gable - This type of conversion usually applies to a semi-detached or end terrace property. The sloped end of your roof is altered to create a larger roof space, enabling a dormer to be constructed on the rear of the property. This conversion offers the possibility of creating vast amounts of additional space. 
  • Dormer - The best way of maximising the loft space you have available. This type of conversion will allow for a huge amount of living space to be created and offers the best option for head height in your loft room. 
  • Pitched Roof Dormer Conversion - These are the most aesthetically appealing loft conversions from the exterior of your property. Usually two of three dormers would be situated in the roof of your property.  These conversions are commonly used on properties that require the exterior to be kept in keeping with the original.

Do I need planning permission for my loft conversion in Sussex?

A loft conversion is considered to be a permitted development and not require planning permission provided certain limits and conditions are met. 

  1. To be permitted development any additional roof space created must not exceed 40 cubic metres for terraced houses and 50 cubic metres for detached and semi-detached houses. Any previous roof space additions must be included within this volume allowance. Although you may not have created additional space, a previous owner may have done so.*
  2. An extension beyond the plane of the existing roof slope of the principal elevation that fronts a highway is NOT permitted development.*
  3. Materials to be similar in appearance to the existing house.*
  4. No part of the extension to be higher than the highest part of the existing roof.*
  5. Verandas, balconies or raised platforms are NOT permitted development.*
  6. Any side-facing windows must be obscure glazed and non-opening unless the parts which can be opened are more than 1.7 metres above the floor of the room in which it is installed.*
  7. Roof extensions, apart from hip to gable ones, to be set back, as far as is practicable, at least 20cm from the original eaves. The 20cm distance is measured along the roof plane. The roof enlargement cannot overhang the outer face of the wall of the original house.*
  8. Work on a loft or a roof may affect bats. You need to consider protected species when planning work of this type. A survey may be needed, and if bats are using the building, a licence may be required.*
